Site Assessment
We visit your land to evaluate road access, zoning, utilities, and foundation requirements. You’ll know exactly what your site needs before you spend a dollar.
Design, Budget & Finance
Choose your floor plan, customize the layout, and we’ll build a complete site-to-setup budget. We also help you put together land-and-home financing so everything moves together.
Delivery & Move-In
Your home is factory-built and delivered directly to your land. We coordinate the foundation, utilities, final inspection, and everything in between.

What Kind of Land Works for a Modular Home?
Most private land in Colorado works. Whether you own rural acreage, a subdivision lot, or a remote parcel on the eastern plains, a modular home can typically be delivered and set often more easily than a traditional site-built home.
We’ll assess your land for the key factors: road access for delivery, available utilities or the need for a well and septic, local zoning and setback requirements, and foundation type. If there are obstacles, we’ll tell you upfront no surprises.

What We Assess on Your Land
Road & Site Access
Modular homes arrive in large sections by truck. We assess road width, clearance, and turning radius for your site early including rural driveways so there are no surprises on delivery day.
Utilities
We determine whether your land connects to public water and sewer, or requires a well and septic system. Electrical service and gas lines are evaluated as part of your complete site budget.
Zoning & Setbacks
County zoning determines what can be built and how far structures must sit from property lines. We research your parcel’s zoning and setback rules upfront so there are no permit surprises mid-project.
Foundation Type
Modular homes can sit on a full basement, crawl space, concrete slab, or pier-and-beam foundation. We assess your soil and site slope to recommend the right foundation for your land and budget.

Frequently Asked Questions About Building on Your Land
Do I need to already own land before I contact you?
No you don’t need to own land yet. Many of our clients are still in the process of finding a lot or parcel when they first reach out. We can help you think through what to look for in a piece of land and what to check before you buy, so you’re not locked into a property that creates problems later.
Can I build a modular home on rural or agricultural land?
In most cases, yes. Colorado has a wide range of rural zoning designations agricultural, residential rural, and unincorporated county parcels and modular homes are permitted on most of them. The key factors are county zoning, setback rules, and access to utilities or the ability to install a well and septic. We research this for every parcel before recommending a plan.
How long does the process take from start to move-in?
Most projects run 4 to 6 months from signed contract to move-in day, depending on permitting timelines and site complexity. The home itself is built in the factory in roughly 6 to 10 weeks. Site work foundation, utilities, and delivery typically runs concurrently where possible to minimize total timeline.
Do I have to handle permits myself?
No. We coordinate the full permitting process on your behalf building permits, septic permits, electrical permits, and any county-specific requirements. Permit timelines vary by county, but we manage the paperwork and follow-up so you don’t have to deal with it.
Can I get financing for both the land and the home together?
Yes land-and-home financing packages are available and we help you put one together. These loans combine the cost of the land, site work, and the home into a single financing package. Not all lenders offer this product, but we work with lenders who specialize in it and can walk you through the options.
