An ADU (accessory dwelling unit) is a second home on your property: a place for a parent, a grown kid, or guests. Accolade Homes builds ADUs the same way we build main homes. Your home is built in the factory, delivered to your land, and set on its foundation.
ADU rules vary from county to county and parcel to parcel, so we check your property first. You’ll know what’s allowed before you pick a floor plan.

ADU Rules in El Paso County
In El Paso County, the rules depend mostly on how much land you have. Here’s how it usually works. Other counties set their own rules, so we’ll check yours if you’re building somewhere else.

Under 35 acres, the county often asks for your neighbors’ permission. Variances are up to the property owner, and we don’t handle them. Every property is different, so we confirm the rules for your parcel before you commit to anything.

What a Modular ADU Costs
Homes up to 1,500 square feet run $150,000 to $250,000 for the home itself, depending on the options you choose.
Land prep is separate. It depends on the type of home (HUD-code manufactured or IRC modular) and the soil on your property. We’ll put the home and the site work together in one quote, so you see the full number before you decide.

Common Questions
ADU Questions
Can I put an ADU on less than 35 acres?
Usually, yes. In El Paso County, ADUs on less than 35 acres are typically limited to 1,500 square feet, and the county often asks for your neighbors’ permission. We check the rules for your parcel up front.
Can I rent out my ADU?
Not in El Paso County. ADUs there can’t be used as rental properties, including short-term rentals like Airbnb. Other counties have their own rules, so ask us about yours.
Can I build an ADU bigger than 1,500 square feet on a smaller property?
Only with a variance from the county. The property owner handles that process. We don’t apply for variances.
Does an ADU need its own septic system?
Yes. Every ADU needs its own septic system, no matter how big your property is.
Can my ADU share my well?
On 35 acres or more, it usually can. On smaller properties it depends on your well permit and water rights, and we’ll look at both during the property check.
Can I finance an ADU?
Usually not, so most ADUs are paid for in cash. Few lenders, if any, will finance two homes on the same property, and it’s especially hard if your main home already has a mortgage. A home-only loan, like the ones used for manufactured homes, is sometimes possible. We’re happy to talk through your situation.
