Zoning Sets Your Minimum Acreage
Pueblo County’s rural districts each carry a different minimum lot size, roughly an acre in Rural Residential and Small Agriculture, five acres in Medium Agriculture, and 35 in Large Agriculture. Which district your parcel sits in decides what can go on it, so that is the first thing we look up.
The Manufactured Home Supplement
Setting a double-section home on a residential lot in Pueblo takes more than the standard single family application. The Regional Building Department also wants a manufactured home supplement filed alongside it. We handle that paperwork as part of the build.
Wells Go Through the State
If your parcel has no district water, the well permit does not come from the county at all. It comes from the Colorado Division of Water Resources, and what you are allowed to draw depends on the parcel. Worth confirming before you buy, not after.
Septic Is Its Own Permit
Outside the sewer districts you will need an on site wastewater system permitted by Pueblo County Public Health before anything is built, and the soil on your lot decides what kind of system it has to be. We get that assessed early so it cannot stall the build.

Which permits do I need to put a modular home on land in Pueblo County?
